Fantastic Four 45 Key-First App Inhumans-No Reserve

This is a silver age, mega-key issue of Marvel's Fantastic Four, #45, first appearance of the Inhumans, as seen in Marvel's Agents of Shield and feature film in Marvel's Phase 3 lineup, 2017 I believe. Condition is between GD/VG and VG+. It was sold to me at one grade, and I had it graded by a different pro grader who put it at a different grade. See photos and judge for yourself. I think the VG+ is the more accurate, but I'm not the expert. I can tell you it lies flat, is smooth and still has a very good amount of gloss. There is obvious spine stress, and some minor creasing at lower right corner. No major chipping. The biggest flaw in my opinion is a spot of some sort in the top right corner that goes through the book to the back cover. It's not water damage, but not sure what it is. It's quite small, though. There is a name written on the inside of cover. Complete and intact, with both staples well-attached. I absolutely hate to let this book and others go, but recent and very serious health concerns are forcing my hand.
